The three apartment cleanout scenarios

Property managers in Atlanta call us for three reasons. First, scheduled lease-end cleanouts where the tenant gave proper notice but left things behind anyway: half-empty bookshelves, mattresses, broken furniture. Second, eviction cleanouts where the tenant was removed via court order and the unit needs to be cleared before turnover. Third, abandoned units where the tenant disappeared mid-lease and the property manager has to make the legal determination on the leftover property before we can clear it. Each scenario has different timelines and different documentation needs.

Documentation before the cleanout starts

For eviction cleanouts and abandoned units, Georgia landlord-tenant law requires specific documentation of the unit contents before disposal. Photos of every room, video walkthrough, itemization of any items of value. Property managers can hold the contents for a defined period (typically 30 days) before legally disposing. We schedule the actual cleanout AFTER that holding period closes, and we provide photo documentation of the cleanout itself for the property's records.

What south Atlanta Class-A apartments typically leave behind

The pattern is consistent: mattresses, full living room sets, dining tables, dressers, sometimes appliances if the tenant brought their own. Kitchen contents are usually fully abandoned (dishes, glassware, small appliances). Closets have clothing in piles. The bathroom is usually the lightest. Class-A apartments produce roughly 1–2 quarter loads ($370 each) per typical 1-bedroom unit and 1 full truck ($725) per typical 2-bedroom.

Section 8 and HUD-affiliated properties

Section 8 cleanouts have specific compliance requirements around hazardous materials and lead paint disclosure if the building is pre-1978. We work several HUD-affiliated properties in south Atlanta and follow the documentation chain through the property manager. No premium for the compliance, it is standard.

Volume pricing for multi-unit property managers

Property management companies running 50+ units in metro Atlanta typically come on a master service agreement. Per-unit pricing varies by unit type and average debris volume. We provide a flat quote and the property manager logs jobs through a single point of contact. Most months we handle 8–15 turnover units for our largest property management partners. See our apartment cleanouts service for the service overview.

Turnaround times

Most apartment cleanouts complete in 2–3 hours per unit. Same-day pickup for one unit. Two units in a single day for two crews. We coordinate with the maintenance team's paint and carpet crews so the unit is ready for re-leasing inspection within 48–72 hours.

FAQ

Quick answers

Do you offer same-day junk removal?

Yes. We keep a same-day or next-day guarantee on both junk removal and dumpster drop-offs, based on availability, and we have held that standard for years. We are closed on Sundays, so a Saturday call means a same-day or Monday appointment.

How long does junk removal take?

Most pickups take about 30 to 45 minutes on site, and many are faster. Larger jobs such as a full home or storage unit cleanout take longer, but the majority of jobs are smaller than people expect.

How much does junk removal cost?

There is no flat rate, because jobs range from a single box to a full house or storage unit cleanout. Pricing is custom and based on how much space your items take up on the truck and how long the removal takes our crew. Jobs start at a $175 minimum, and you always get a firm price before any work begins.

What do you do with the junk you haul?

We run a landfill diversion program and do not use landfills. Loads go to transfer stations, recycling centers, and scrap yards, where salvageable items are pulled out, metal is recovered and recycled, construction debris is often milled into mulch or building material, tires become rubber playground mulch, and yard waste is turned into wood chips. We donate usable items to local charities when a load allows it. Because most jobs are mixed loads, individual pieces are not always in donatable condition by the time they reach the truck, but keeping material out of the landfill is central to how we work.

Will I get a price before you start?

Yes. Every job starts with a free, no-obligation quote. We assess the volume and the access when we arrive, give you a firm upfront price, and only begin once you approve it. No hidden fees and no surprises.
